Aspen Park Apartment Homes
A 388-unit multi-family residential property, Aspen Park Apartment Homes was purchased and renovated by ICO in 2007 and 2008. This multi-family residential community is an excellent example of ICO’s “value add” expertise. Situated on 18 heavily wooded, extensively landscaped acres, 15 minutes from downtown Denver in the city’s northeast suburbs, Aspen Park was originally constructed in 1973. ICO is currently completing a major renovation program, bringing one of the area’s largest apartment properties into the 21st century and to a higher level of quality. The kitchens, dining areas and bathrooms of Aspen Park’s one-, two- and three-bedroom apartment homes are being dramatically transformed, and an extensive re-design of the property’s luxurious two-story clubhouse is complete.
We’ve emphasized an amenity-rich environment for Aspen Park residents. In addition to a variety of spacious floor plans, the property features a state-of-the art fitness center, two outdoor pools, and represents one of Denver’s only apartment communities with its own indoor pool and dog park. Other amenities include a clubhouse fireplace room with catering kitchen, a clubhouse game room with big screen TV and pool, ping pong and foosball tables, as well as an Internet café. In addition, ICO has implemented a unique “family friendly” marketing program at Aspen Park. A brand new outdoor playground, as well as indoor Kidz Klub, are just part of this innovative marketing strategy. Residents with children are also offered parenting classes and a monthly parents’ night out.
As a result of ICO’s renovation and marketing efforts, occupancy has risen significantly at Aspen Park, with stabilization planned by fourth quarter 2008.
